We get it – it is summertime in Texas and it is going to be HOT. We’ve been keeping
tenants cool and comfortable (and multi-family and apartment owners happy) for many
years and know that summertime is the time where your HVAC units are pushed to the
limit.
What do you do when your tenants contact you and tell you their AC is not working or
keeping up? We put three of the most common troubleshooting tips causes below
along with a brief explanation of each to potentially resolve the issue:
1. Check the Thermostat: Make sure the thermostat is set to cool and is at the
correct temperature. Sometimes, settings may have been inadvertently changed.
2. Inspect the Air Filter: A dirty or clogged air filter can restrict airflow and cause
the AC to malfunction. Check the filter and replace it if it’s dirty.
3. Verify the Power: Ensure that the AC unit is receiving power. Check the circuit
breaker to see if a breaker has tripped.
