As summer approaches, your HVAC system has to work harder to keep your multi-family unit or apartment cool and comfortable. The last thing you want is for it to break down during a heatwave. Fortunately, your system will usually show signs when it’s time for a tune-up—if you know what to look for.

One of the most common indicators is reduced airflow coming from your vents. If certain rooms feel stuffy or the air just isn’t circulating like it used to, your system may be dealing with a clogged filter, duct obstruction, or blower issue. Along with that, warm or inconsistent air when your AC is running is a clear signal something isn’t operating efficiently, whether it’s low refrigerant, dirty coils, or a problem with the compressor.

You should also pay attention to unusual noises. HVAC systems aren’t completely silent, but loud banging, grinding, rattling, or squealing sounds can point to loose components, worn belts, or motor problems that need professional attention before they worsen.

Another sign is a sudden increase in your energy bills. If your usage habits haven’t changed but your costs have gone up, your system could be overworking due to buildup, wear and tear, or lack of maintenance. Similarly, short cycling—when your unit turns on and off more frequently than normal—can indicate thermostat issues, airflow restrictions, or an improperly functioning system.

Don’t ignore unpleasant odors either. Musty smells may suggest mold or mildew in the ductwork, while burning odors could signal electrical issues. Both can impact your indoor air quality and should be addressed promptly.

You might also notice uneven cooling throughout your multi-family unit or apartment, where some rooms stay comfortable and others never quite reach the desired temperature. This often points to airflow problems, duct leaks, or a system that needs calibration.

Even if none of these signs are obvious, if it’s been a year or longer since your last professional maintenance, it’s a smart idea to schedule a tune-up. Preventative service helps catch small issues early, improves efficiency, and extends the life of your HVAC system.
