With summer right around the corner, your tenants will likely see their bills creeping up.  We here at BCS Service Pros have been serving Texans for many years and wanted to share a few strategies to assist you (and your tenants) in lowering their HVAC bills this summer.  Implementing a combination of strategic habits, home upgrades, and smart technology can lead to significant savings.  Here are some effective strategies:

+Seal and Insulate Ductwork: Leaky ducts can account for up to 30% energy loss. Sealing and insulating ducts ensures conditioned air reaches its destination without escaping, enhancing system efficiency.

+Enhance Home Insulation: Proper insulation in attics, walls, and basements prevents heat loss in winter and heat gain in summer, reducing the workload on your HVAC system.

+Utilize Ceiling Fans: In summer, set fans to rotate counterclockwise to create a cooling breeze. In winter, reverse the direction to clockwise to circulate warm air, allowing you to adjust the thermostat accordingly.

+Optimize Appliance Usage: Operate major appliances like dishwashers and dryers during off-peak hours to take advantage of lower electricity rates. For instance, Texas residents can benefit from the "Nights Free Plan" offered by Amigo Energy, providing free electricity nightly from 9 pm to 7 am

+Schedule Annual HVAC Check-ups: Regular maintenance ensures your system operates efficiently, preventing small issues from becoming costly problems.

+Replace Air Filters Regularly: Clogged filters restrict airflow, causing your HVAC system to work harder. Replace filters every 30 to 90 days, or as recommended by the manufacturer.

+Install a Programmable or Smart Thermostat: These devices allow you to set temperatures according to your schedule, reducing heating or cooling when not needed. Some models learn your habits and adjust settings automatically.

By implementing these strategies, you can enhance your multi-family units’ energy efficiency, leading to reduced HVAC bills and a more comfortable living environment for you and your tenants.

If you are looking for a reliable company that has earned the trust of Texans, please do not hesitate to reach out – we look forward to hearing from you!
