Handling the dog days of summer

As the dog days of summer are upon us, we here at BCS Service Pros wanted to take a moment and share some Summer HVAC Essentials.  We’ve been serving Texans for years and specialize in Multi-Family Units as well as Apartments.  Below are 7 helpful HVAC Essentials to all landlords and property managers – feel free to share with your tenants!

 

1. Schedule a Professional Tune-Up Before Summer

  • Their preventative maintenance checklist includes cleaning condenser coils, refrigerant pressure verification, thermostat calibration, drain line clearing, and visual inspection of electrical components.

  • Scheduling a spring/pre-summer inspection helps avoid breakdowns and long technician wait times once summer heat hits peak demand.

 

2. Replace or Clean Air Filters Regularly

  • Air Solutions recommends filter inspection or replacement at least every 1–3 months, with more frequent changes in dusty or pet-friendly households.

 

3. Keep Outdoor Unit and Condenser Clear

  • Maintain at least 2 ft clearance around the outdoor condenser, remove debris, and gently hose clean the coils (with power off!)

 

4. Check and Seal Ductwork

  • Sealing leaky supply or return ducts and cleaning them when needed improves airflow and reduces energy waste.

 

5. Upgrade or Calibrate Your Thermostat

  • Installing a programmable or smart thermostat helps optimize cooling schedules while you’re away — raising the set point can save energy without sacrificing comfort.

 

6. Manage Home Heat Gain

  • Use ceiling fans (set to rotate counterclockwise), close curtains or install blackout blinds, run heat-generating appliances during cooler hours, and use lighting wisely to reduce indoor temperature and ease AC load.

 

7. Monitor Humidity Levels

  • Indoor humidity above 60% makes spaces feel hotter and can burden the HVAC system. Use exhaust fans or dehumidifiers as needed to maintain levels around 40%‑50%.
